CCDC staff and Board Commissioners enjoyed an early bird peek of the nearly complete Phase I Afton Condos on 8th and River Streets. This mixed-use development is a prime example of how CCDC can create unique and transformative projects through the public disposition process. The land was owned by CCDC, and through a competitive Request for Proposal/Qualifications process, Michael Hormaechea of RMH Companies was awarded the Disposition and Development Agreement to complete the Afton Condominiums.
The first phase was purchased by the developer in October of 2015, and construction started soon after. Currently, 27 of the 28 residences are pre-sold and residents will be moving in this June. The project includes a variety of condo types from live/ work 1-bedroom units, to 3 bedroom/ 2.5 bath units. Sales prices are between $250,000 and $800,000.
The developer is moving forward with construction drawings for Phase II and expects to close on the land, which is currently owned by CCDC, later this summer. Upon completion of Phase II, the Afton will include 63 residential units, a few thousand square feet of retail space, a roof top garden and strong link to the core of downtown, the Cultural District, and the Greenbelt. CCDC is happy to be a critical part of this successful and unique development, bringing vibrancy to an underutilized site and creating a variety of housing options in downtown.
