Active & Recent Developments



Each of Boise's three urban renewal districts-Central, River Myrtle--Old Boise and Westside Downtown-has a City Council-approved urban renewal plan. These plans address the overall vision, goals and objectives for redevelopment of the district, land uses, development character, street design, traffic, pedestrian and bicycle routes, public open space, design guidelines and standards and proposed public improvements. They also include an economic feasibility study which projects revenues that will flow to the district and how those public dollars will be invested in revitalization projects. Urban renewal plans do not supersede the underlying zoning. The purpose of these plans is to guide development toward an overall concept for the character and design of the area, so the end result provides higher value for property owners, residents and the community. They show where public amenities are planned to encourage private development nearby. And they provide more predictability for investors.

BoDo

Eighth Street Marketplace was sold to a development team in January 2003, and renamed BoDo. This new development includes a nine-screen movie theater, restaurants, a hotel, offices and retail stores. BoDo opened in fall of 2005. Located in the heart of the cultural district south of Front Street, this private development also includes warehouses converted into shops, offices, performance spaces and restaurants.

      CCDC is participating in the project with public parking, planning assistance, public art, streetscapes and utility relocation. View the BoDo concept design.


Pioneer Corridor

The Pioneer Corridor is a project to use improvements to the Pioneer Walkway, a pedestrian link from the Boise River to the downtown core, to trigger significant urban-style, mixed-use development in the western half of the River/Myrtle District. CCDC sponsored a national design competition in 2001 and is working with the winning designers and adjacent landowners to begin implementation. More...

Cultural District

CCDC has contributed funding to renovation of the Pioneer Warehouse into the Fulton Street Theater in Boise's emerging cultural district. This district lies roughly between Front Street and the Boise River and between Capitol Boulevard and Ninth Street. The Fulton Street Theater houses the Boise Contemporary Theater, Balance Dance Company and the offices of the Idaho Shakespeare Festival and Idaho Theater for Youth. In addition to drama and dance, it is used for lectures, literary readings, musical performances and other cultural events.

14th Street Village

The Westside Downtown urban design plan recommends a "major new urban open space" at 14th Street between Main and Idaho streets. This plan envisions the 14th Street Village to be an urban attractor, a pedestrian-friendly gathering place with year-round interest and active retail and restaurant uses. The Village will be the center catalyst for a new residential neighborhood.




  

Ada County Courthouse

The anchor of the Courthouse Corridor at the eastern end of the River/Myrtle district, this five-story, 356,000-sq.-ft. courthouse building with associated retail, parking, streetscape and plaza improvements was completed in early 2002. Later phases will include additional office space developed on the site as demand dictates. This project is a partnership among CCDC, Ada County and Civic Partners, a private developer.

 

Idaho Water Center

This 196,000-sq.-ft. project on Front Street at Broadway is a condominium facility with education, laboratory, office and retail uses, opened in September 2004.The center consolidates the University of Idaho’s Boise operations currently housed in five separate locations, as well as UI’s ecohydraulics program (civil engineering), the Idaho Water Resources Research Institute (IWRRI), water research programs of the U.S. Forest Service (USFS), the Idaho Department of Water Resources (IDWR) and the Boise offices of CH2M Hill. CCDC participated through the construction and management of the underground parking garage.

Civic Plaza Apartments

The Civic Plaza apartments, consisting of 299 units situated in two buildings in the Courthouse Corridor on Front Street, celebrated their grand opening in June 2004. The Civic Plaza project also includes available retail space on the ground level. CCDC built and manages public parking in both buildings, for a total of 801 spaces.
