1. Ada County Courthouse
The anchor of the Courthouse Corridor at the eastern end of the River/Myrtle district, this seven-story, 320,000-sq.-ft. courthouse building with associated retail, parking, streetscape and plaza improvements was completed in early 2002. Later phases will include additional office space developed on the site as demand dictates. This project is a partnership among CCDC, Ada County and Civic Partners, a private developer.

2. Ada County Courthouse Parking Garage
Part of the Courthouse Corridor, the courthouse garage is a mixed-use building with retail on the ground floor, three floors of parking and three floors of residential use above that. It is scheduled for completion in 2004.

3. Basque Block Project
The Basque Block Project renovated the streetscape on Grove Street between Capitol Boulevard and Sixth Street. This block is home to a number of Basque Cultural institutions. In addition to sidewalk and frontage improvements, the grade of the driving portion of the street was raised to accommodate closing the street for cultural events. CCDC took the lead in the designing, contracting and financing of the project as well as overseeing construction. Adjacent property owners, Boise City and the Ada County Highway District also provided funding for this community-based project.

4. Convention Center Expansion
This planned expansion of the Boise Centre on the Grove will add 150,000 square feet of combined exhibit/banquet space capable of serving up to 3,500 people. The new hall will be located in the block formed by Front, Myrtle, Eleventh and 13th streets.

5. CW Moore Plaza
The C.W. Moore Plaza is an eight-story, 100,000-sq.-ft. office building with surface parking near the Old Boise Historical District at Fifth and Grove streets. This project was completed during the summer of 1999.

6. Eighth Street Marketplace
Located in the heart of the cultural district south of Front Street, this private development consists of warehouses converted into shops, offices, performance spaces and restaurants.

7. Fulton Street Theater
This renovation of the Pioneer Warehouse in 2000 resulted in a 250-seat theater and other performance, rehearsal and office space. CCDC participated with streetscape improvements and funding assistance.

8. Idaho Place
This development on about six acres in the easternmost corner of the River/Myrtle district will house the combined Boise operations of the University of Idaho and Idaho State University as well as residential and retail uses. Completion of the first phase of the project is anticipated for fall 2003. Civic Partners is the developer.

9. Idaho Water Center
This 220,000-sq.-ft. project will house government, higher education and business offices involved in water quality and policy issues, as well as retail at the ground level. Civic Partners, Inc. is the developer and the center will be leased to the University of Idaho Foundation. Completion is expected in 2003.

10. Pioneer Corridor
The Pioneer Corridor is a project to use improvements to the Pioneer Pathway, a pedestrian link from the Boise River to the downtown core, to trigger significant urban-style, mixed-use development in the western half of the River/Myrtle District. CCDC sponsored a national design competition in 2001 and is working with the winning designers and adjacent landowners to begin implementation.

11. Pioneer Plaza
Pioneer Plaza, located on Myrtle Street between Eleventh and 13th streets, consists of 32,000 square feet of office space. CCDC participated by funding the streetscape improvements.

12. River Plaza
River Plaza, located at 13th and River streets, consists of 116 residential units and 27,000 square feet of office space. The residential component was completed in 2000 and the office portion in 2001. CCDC participated in this development through lowering land costs, utility relocation, streetscaping, equity investment and right-of-way vacation.

13. Shoreline Plaza
Shoreline Plaza is an existing apartment building for senior citizens containing 80 units and owned by the Boise City/Ada County Housing Authority. A 54-unit expansion was added in 2002 that includes a parking structure designed so the perimeter spaces along 13th and River streets can be converted to retail uses when there is market support.

14. 13th Street and Myrtle Mixed-Use Project
This is a gateway location on the southeast corner of the intersection where the I-184 connector becomes Myrtle Street. The project will mix residential and office uses with ground floor flex space. CCDC is proposing reducing land costs, utilities relocation and streetscape improvements.
